Inspection Preparation

Prior to your inspection, make sure that the following items are operable:

Utilities - Water, Electricity, and Gas should all be on at the time of inspection.


Doors - All exterior and interior doors should be unlocked and accessible.


Attic - Remove any stored items which could restrict or hinder access to the attic.


Gas Appliances - Be sure all heating systems and water heaters are operational. Pilot lights should always be lit. If pilot lights are not lit and/or valves are off, the inspector will be unable to properly inspect the operation of the appliances they serve.

These preparations will make the process easier for the inspector and less time consuming and disruptive for you.

Who Needs An Inspection?

Buyer
The prospective purchaser of a home is entitled to know the true condition of the home considered for purchase. It is important that an account of any needed repairs and cost estimates be considered in order to make an informed decision.

Seller
Unknown defects to the seller often lead to delays and added negotiation in a real estate transaction. Accurate disclosure regarding the condition of the property will increase the likelihood of a successful close of escrow.

Owner
A systematic evaluation of the home with documentation of findings can be used to troubleshoot problems and develop a repair and maintenance strategy. This will help to extend the life of the systems and components in the home and remedy items before they become a major expense.

About Bart

Bart the InspectorBart Mormino, owner of Bart the Inspector, LLC, has been in the Plumbing & Construction industry since 1972. He started out as a plumber’s apprentice upon graduating from East Jefferson High School in Metairie, LA and eventually became the Chief Plumbing Inspector for St Tammany Parish Government. Bart also spent 12 years with Amtrak working on and inspecting diesel locomotives while running his own plumbing company, Bart ’s Plumbing & Construction, Inc.

Currently, Bart is a Home Inspector in S.E. Louisiana, and owns and operates Bart the Inspector, LLC. He is AHIT Certified (American Home Inspectors Training) as a Home Inspector and holds License #10465 with the Louisiana State Board of Home Inspectors.

Bart is a Master Plumber with the state of Louisiana and is a Continuing Education Instructor for PHCC (Plumbing-Heating-Cooling Contractors Association) for Louisiana Journeyman and Master Plumbers; and a Plumbing Code Instructor for IAPMO (International Association of Plumbing & Mechanical Officials).  We provide access to Continuing Education hours for Home Inspectors; if information is needed, please call us.

He is the Municipal Plumbing Inspector for the cities of Mandeville and Madisonville and is ICC Certified in Plumbing for 3rd Party Inspections and Plan Review.  As you can see, Bart has a variety of experience and KNOWS Inspections!

Bart has been married to Debbie Ginart Mormino since May 1975, they have 2 grown children and 5 grandchildren and they have lived in St Tammany Parish since 1979. They enjoy family time, camping and restoring their 1941 Chevy Special Deluxe hotrod.
